2020 Darien Club HOA Meetings

Darien Club HOA Meetings are scheduled for 7:00 at the Darien Police Station on the following days:

  • Monday – April 6
  • Monday – June 1
  • Tuesday – September 8
  • Monday – November 2

Please join us to discuss the future of our subdivision. We welcome homeowners who want to get involved by becoming a board member or through various commissions that are being started.

Looking for a Few good people

The board is looking for a few volunteers. This year the association has 3 open board positions. Only one homeowner has stepped forward to be on the board.

While a few homeowners have attended the last two meetings. We are looking for more homeowners to take a more active role on the board. While the board can continue with only three members all votes must be unanimous in order to be approved. One dissenting vote and the work cannot move forward.

What happens if the board falls below 3 members?

If the board falls below 3 members, the association is effectively dissolved. According to section 5.08 of the Declaration.

A Brief History

The Darien Club Owners Association was incorporated on April 23rd, 1990. It was managed by the developer until 1996 at which time it was turned over to the homeowners. At the time the board was made up of 7 board members.

Around 2005, the board was consistently struggling year over year to fill all seven seats. In 2009 it was voted to reduce the board to 5 seats and everyone agreed to spend the money on legal fees to update the By-Laws to reduce the board to only 5 seats.

Here we are in 2019, just 10 years later – and we are now struggling to fill seats on the board with only 5 members. The current outgoing board members have served on the board for 2, 10 and 15 years. It’s time for others to step in. Recent outgoing members served on the board for 14 and 16 years respectively.

The annual meeting is scheduled at 7:00 PM on Nov 12th, 2019 at the Darien Park District. Please consider volunteering for the board. While the time has passed to put your name on the ballot, you can write your name in to volunteer.

The roles and responsibilities of the board member varies. Each member provides and unique perspective. This association is only successful if homeowners continue to play an active role in maintaining the common areas, and overseeing the regular care and feeding of all common areas.

The board receives guidance from the contracted management company on all homeowner communication, legal issues as well as provides recommendations for on going contracts for maintenance and repairs. The board meets 4 to 5 times per year with much of the research taking place outside of regular meetings to allow board members to work on things that do not require a vote.

Please consider volunteering for the Board. It is a two year commitment.

Upated Monuments

Fairview Ave Entrance

Well the monuments have been completed. In addition to the replacement of the monuments, other improvements to the entrances have been made.

Irrigation on Fairview is new. For many years plantings and landscaping on this entrance have been limited due to lack of irrigation. Well, no more. This year we now have irrigation on that entrance so that we can entertain the idea of having annuals and other flowering shrubs for an enhance entrance.

Updated Landscaping. Since much of the landscaping was really old (some of it original to the subdivision) and damaged much of the landscaping in front of the monuments needed to be replace. While the plantings this year were small the board chose plants that will grow much larger in the near future and will fill in nicely without blocking the sign. The plans do have room for annuals on both entrances to give it that pop of color. I expect next year to look even better then they do currently.

Updated Lighting. The board needed to update the lighting on both Cass and Fairview entrances. The Cass Ave. entrance saw the more drastic change with the addition of a second light. The size of the monuments required an additional light for the additional coverage. The Fairview entrance while still only needing a single fixture, required an adjustment. Both entrances received new light fixtures.

Painted Letters. Once the monuments were in place. We received many comments from homeowners that the lettering was hard to read. We heard you. The letters are now painted and visible from the street.

While the project was not without hiccups and the build took significantly longer to complete then originally anticipated, they are a vast improvement.

Drainage on Property

With all the rain that we have received this year, many homeowners are experiencing puddling or drainage issues in their yard. The Board has received several phone calls and emails during or immediately following heavy rains. Often times after a brief discussion the issue is contained on the property of the homeowner. So, you ask, “What do I do?”

First step, review you plat to understand your property line and the easement adjacent to your property. Yes, we all have them. Second, contact the City of Darien. Often times, there is a grading issue with the home settling or in some cases, as we recently noted, a drainage issue on the easement requiring some infrastructure needing to be replaced.

During the June 18th, board meeting, the City of Darien shared a letter sent to some homeowners providing a resolution for drainage issues documented in the fall of 2018. Due to limited budget of the City, the cost of the resolution needs to be shared by all of the homeowners impacted.

Wetlands Activities

Wow! Another spring is here and again the board is reviewing the wetlands.

Many of the homeowners on the wetlands are aware that the association contracts with Pizzo & Assoc. to maintain the wetlands. Some of you may be aware that the wetlands are not natural wetlands and they serve as a runoff point for other areas in Darien other than our subdivision.

It has recently come to our attention that the drains on the wetlands are being clogged with sticks and other landscape debris such as grass clippings. We are working directly with the City of Darien to clean up and around the drains reduce the risk of flooding not only for our home owners but others as well.

We are asking home owners on the wetlands to please review the surrounding areas on your property for piles of landscape waste that may be sitting near the wetlands and remove it. Check your yard to see if the heavy rains are causing a washout of landscape materials into the wetlands. Any due diligence you can do to help reduce waste run off into the wetland areas would be appreciated.

We are actively engaging with Pizzo & Associates to assist with this clean-up. We do want to caution the home owners on the wetlands that any sort of dumping on the wetlands is strictly prohibited. Fines can be incurred.

Entrance Monuments

For the last four years the Board of Directors has worked tirelessly on maintaining the common areas in Darien Club.  One of the most prominent markers of our subdivision are the monuments on Darien Club Dr. for both the Cass Ave and Fairview entrances.

For two years, the board worked with the management company to find a mason that would repair and tuckpoint the crumbling brick. 

It was the opinion of all the masons that the monuments should not be repaired but instead a replacement should be considered.

 At that point the board started working extensively with Oak and Dale to determine the design, cost and timeline for replacing the monuments at both entrances.

After two years of gathering designs, reviewing costs, and addressing other design concerns such as brick color, lighting and replacement plants – The new construction on the monuments is scheduled to start on April 15th, 2019.

Since the foundation of the monuments was in great condition and it was only the bricks that needed replacement, the board decided use the existing foundations and just incur the cost of the brick replacement.

In addition, the lights on top of the monuments have been replaced several times and continue to be an issue.  The board decided to remove the lighting from inside the monuments and adjust the lighting around the monuments to keep the entrances sufficiently lit.

Letter from the President

At the 2018 Darien Club Owners annual meeting, Dan Marszalek, President and our Scott Levitt, Treasurer, decided to end their tenure on the board.

The board would like to take a moment to thank Dan Marszalek for his 15 years of service on the board.  During his tenure his leadership was instrumental in revamping the mailboxes, installation of the cobblestone on the islands to reduce expenses, and the replacement of the monuments on the Cass and Fairview entrances.  His goal during his tenure was to find creative ways to maintain the aesthetic of the subdivision without increasing cost to the home owners .

In addition, Dan was often using his woodworking skills to replace many of the “No Trespassing” signs on or near the water features; installing and removing holiday decorations on the monuments and replacing light bulbs to keep the entrances lit.  Dan managed to accomplish all this while still balancing a demanding career in finance and starting the new generation of Marszalek’s.  We are extremely grateful for your years of dedication and wish you all the best. We hope to see you at a board meeting when you have time.

Site Re-Launch

Hello Homeowners!

We are in the process of re-launching our HOA website.  Due to very busy schedules of the board members; the website was unable to be maintained.  But, the board recognized the value of more frequent communication with the home owners and hopefully drive up interest in attending the meetings moving forward.

We have new posts planned for the next couple of weeks and are seeking input from home owners for ideas for the site as well.
